When buying a property, the number of survey options involved can often seem confusing and unnecessary. It is important to know your homebuyer survey from the surveys carried out by your mortgage company – and to understand the part they play in your purchase.
A homebuyer survey tells you whether there are any hidden defects in the property, and this can be used as a negotiating tool when it comes to settling the price.
An economical survey for the cost-conscious home buyer; which is suitable for a conventional modern house, flat or bungalow, built from common building materials and in reasonable condition. It focuses on the condition of the property by setting out the following:
• Clear ‘traffic light’ rating of the condition of different parts of the building, services, garage and outbuildings, showing problems that require varying degrees of attention; includes 12 photographs.
• A summary of the risks to the condition of the building.
• Other matters including guarantees, planning and building control issues for your legal advisers.
We offer homebuyer surveys with or without an optional Valuation by a RICS Registered Chartered Building Surveyor and Valuer; which can suit either cash buyers or mortgaged buyers.
